1. Historic Homes was created in the fall of 1997 when I decided to follow everyone’s advice and “do what you love”. Starting a company is always challenging and my case was not unusual in that respect. But after a year or two rehabbing buildings I learned from some excellent teachers and started building a reputation that we work very hard to maintain. Historic Homes is really a team of many different companies and individuals that work very well together to create the most pleasing environment possible for the highest economical value.
2. To this point in the company history we have worked almost exclusively in Historic Districts. We utilize tax credits available for historic renovations. This means our projects must follow certain guidelines set forth from the National Parks Department, which sets the historic guidelines for the state. The requirements have many positives such as requiring the use of historic millwork, wood windows and doors, but it does limit our ability to customize and get overly creative with room layout. The over-all effect of the tax credits allow for high quality renovations where the market price may not.
3. All of our projects have some things in common;
New roof
New electric
New plumbing
New HVAC
Phone and cable wiring throughout house
New kitchens and baths
New historic millwork
Most will have new windows, new doors, new floors
4. City revitalization: St. Louis is a wonderful city that is marching back from a long dormancy. It’s rebirth has taken longer than many cities but it certainly will be no less glorious. We are fortunate to have such incredible building stock to work with. At Historic Homes we are pleased to be one of the premier redevelopers in the city and at least some small part of the overall revitalization of the heart of the St. Louis region. |
